How the estimate is calculated

The calculator uses the ranges published by the trade's pricing guides in October 2026. They are not official rates: architects' fees in France are free and negotiable.

Project, full missionUnder €100,000€100,000–250,000Over €250,000
New house13–15%9–12%8–10%
Extension, extra storey, major renovation12–16%10–14%9–12%
Interior fit-out (interior architect)10–15%7–12%

For a permit-only mission the calculator uses a fixed fee: €1,500–4,000 excl. VAT for a house (€3,000–6,000 above €300,000 of works), €1,500–3,500 for an extension and €1,500–4,000 for a renovation.

Amounts including VAT add 20%. A reduced rate can apply when the mission includes supervising renovation works on a home more than two years old.

For an individual building below 150 m², the part of the mission up to the building permit must be charged as a fixed fee.

Refining the estimate with the architect

  • The cost of the works matters most: ask the architect to check it from the first sketch.
  • Complexity raises the rate: sloping sites, old buildings, protected areas, small and intricate projects.
  • The mission changes everything: without site supervision the fee drops sharply, but you coordinate the builders.
  • Other studies (surveyor, soil study, engineers) are not included.

The architect fees guide explains what each mission covers, and the contract guide the clauses to check.
